For a long-term investment, our client requested a boarding house that could accommodate as many rooms as possible. The concept applied to Mr. Iwan’s 3-story boarding house is a modern industrial feel, maximizing natural air circulation in every room. With a 1,639.63 m² building area, this boarding house holds 45 rooms. The best quality of our client’s boarding house also lies in its facilities that provide comfort for residents, such as basement parking, a drying area, and a pantry. Mr. Iwan’s own idea was also to add commercial services (a mini-mart, laundry) for even more promising returns.

Studio Jasa Arsitek Jakarta also factored in the social aspect for residents, placing a kitchen and communal space on every floor. Besides serving as a boarding house facility, it can also serve as a meeting point between residents. Security at this boarding house was also carefully considered, with a receptionist placed on the ground floor and a security post in the basement level.

To achieve that industrial feel, we used architectural materials such as modern minimalist granite flooring, iron railings, polished cement for a natural finish, and GRC (Glass Fibre Reinforced Concrete), which is easy to apply and low-maintenance. We hope this building can also last a long time and provide economic value for both its manager and residents. Other industrial elements are also supported by practical modern decor application, making the rooms feel spacious. The paint colors are also matched to the overall theme, combining white, cement gray, and coordinating decor colors.

A mezzanine layout can be great inspiration for a functional boarding room that makes optimal use of space. This client’s boarding house has a fairly limited total building area of 450 m². Even so, we were able to bring his vision to life with 22 rooms, including 8 mezzanine-type rooms, within this modern boarding house.

What’s unique about applying mezzanine architecture to a boarding room is that it creates a minimalist feel while still meeting all of the resident’s needs — even fitting in a living room spot — without making the space feel cramped.

This boarding house is fully equipped with a shared kitchen, an office room, a dining room, motorcycle parking, a 2-car carport, and a laundry and drying area.
